Residential Tenancy Act – Major Items To Refresh

BEFORE STARTING A TENANCY

– Rent bidding is banned

– There are restrictions on what can be asked on an application: renters cannot be asked
about their bond history, previous VCAT hearings or a bank statement showing daily
transactions

– Renters must be given information about unlawful discrimination (Statement of Information
for renters)

– Renters must be given information about the property to help them decide whether to
apply, such as whether the rental provider intends to sell it (Mandatory Disclosure)

– 14 Minimum standards have been introduced, which include the rental having a fixed
heater in the living room, window coverings in bedrooms and living rooms, ventilation, etcโ€ฆ

– There are new bond limits. The rental provider cannot ask a renter to pay a bond worth
more than one monthโ€™s rent if the rent is $900pw, or less.

– New standard rental agreements have been introduced (Up to 5 years & more than 5 years)

– There is a new form for condition reports that requires rental providers to give renters more
information
